Security Deposit Services

No matter how great a renter looks on paper, property owners must protect their interests with security deposits for every leased property. Should a unit be damaged during a tenant’s residency, security deposits cover repair costs. We not only handle the security deposit process; we also help determine a suitable deposit amount.

Davis Property Management understands the importance of properly handling security deposits. We collect refundable and non-refundable deposits at the time of signing a lease, and ensure the renter understands the nature and purpose of the deposits. We place refundable deposits into a designated trust account ensuring full accountability for funds.

In accordance with state law, we distribute refundable security deposits within 14 days of a tenant vacating a property, less any charges for property damage. We offer inspection services for thorough review of the condition of the unit, done with the tenant present. If needed, we retain a portion of the deposit necessary to repair any damages caused by the tenant, and provide documentation of damages to avoid disputes. In cases where the costs of repairing property damages exceeds the security deposit, Davis Property Management gives former tenants 30 days to pay the balance, after which we refer the matter to a collection agency.

Managing Tenant Moves

Managing a multiunit building requires a standardized process for handling the arrival of new tenants as well as overseeing the departure of renters. We provide every tenant with clear instructions on the move-in and move-out processes. The mainstay of our system is the Davis Property Management Inspection Sheet, which is used in conjunction with the thorough, in-depth inspection undertaken with every arriving tenant and departing tenant. Keeping tenants involved in the complete process reduces future disputes over un-refunded security money.

Rent and Fee Payments

Rents are the core of investment property ownership. That is why Davis Property Management developed efficient payment systems that work for both owners and renters. We require rent payments by the fifth of the month and promptly deposit the money in a bank (within the next business day).

Delinquent payments are handled professionally. Any notices regarding unpaid rent are handled according to the lease for the property, as are cases of checks “bouncing” due to nonsufficient funds. We understand the importance of collecting rent in a timely manner, and keep you fully informed of delinquencies, as well as any resulting legal actions.
